A circle stone by the stairs, and a stone path leading to the pool uses the original millstones.

“There’s one right by the entrance to the mud door, one by the front door, and one right down by the river,” Schettino explains. “Anybody who has lived in this home has really recognized the specialness of the history and made sure to honor it as they carry it through.”

What’s now the pool was once the river that made those millstones move.

“Where the water came up to the mill was dammed off, and they created this extra-large natural rock pool,” Schettino says.

The current owners updated the pool in 2017, to include stairs to the sun porch, a stone patio, and natural waterfalls.

“They completely reimagined the outdoor space,” the agent says.

Pool
Neil Landino

Interior
Brown Harris Stevens

Interior
Brown Harris Stevens

Kitchen
Brown Harris Stevens

Kitchen
Brown Harris Stevens

Kitchen
Brown Harris Stevens

Sunroom
Brown Harris Stevens

Schettino tells us that the tallest portion of the home is the former mill, which used to sit on what was once the river.

“The river was much wider, and the boats would come in and load up, and then go into the city or whatever port they were going to,” she says.

She adds that several history books about the property’s past that have been passed down from previous homeowners will convey with the sale.

Exterior
Neil Landino

Garage and apartment
Neil Landino

Exterior
Neil Landino

The home’s past makes it a little different from other historic homes in the area.

“It has 9-foot ceilings with the beams. The whole first floor is nontraditional, in that it’s a more open floor plan than you would find with a traditional antique,” Schettino says.

She adds that the owners spend much of their time in the screened-in porch.

“You’re enjoying the sounds of the river and enjoying the view you have there,” she says.

While the bones of the home are antique, most of the mechanicals in the Coley Mill House are all new.

“The current owners spent time updating the exterior, the pool, the landscaping, the lighting, and then they made a lot of system updates. Nobody likes to spend money on the system updates, because you don’t really see those,” she notes. “When you’re in the house, you know that you’re in a good house. You don’t feel like you’re in an antique that’s falling down.”

For even more space or perhaps a bit of rental income, there’s an apartment above the four-car garage.

Even though the house provides plenty of privacy, Schettino says it’s about 10 minutes away from the nearby town.

“But when you’re on the property, you feel like you’re in your own world,” she says.

Exterior
Neil Landino

Interior
Brown Harris Stevens

Bedroom
Brown Harris Stevens

Bedroom
Brown Harris Stevens

Interior
Brown Harris Stevens

Interior
Brown Harris Stevens

Interior
Brown Harris Stevens

The post A River Used To Run Through It: Former Grist Mill Is an Antique Delight appeared first on Real Estate News & Insights | realtor.com®.

It’s currently the town’s fourth-priciest listing.

The home was built in 1936, but the parcel was the site of a teahouse and artists’ colony before the home was built.

The vine has attracted plenty of media attention over the years. A festival in the middle of March every year also invites the public for a peek.

As the story goes, seeds for this wisteria came from China, and the property’s two homeowners planted them back in 1894.

Thankfully, the vine is currently in pristine condition, which means that even newbie gardeners can take custody with few reservations.

“The homeowners maintain it and keep it trimmed,” says the listing agent, Gretchen Seager of Sotheby’s International Realty.

Inside the four-bedroom home, wide-plank, white-oak floors lead to a great room with wood-beam ceilings, accented by skylights.

A chef-grade kitchen features a breakfast bar, as well as high-end appliances including a wine fridge.

Two bedrooms on the downstairs level share a bathroom, and a bonus room’s closets and cupboards provide more storage space than you’d usually find in a vintage property. For additional entertainment options, there’s also a media room.

Expansive vine at Wistaria House in Sierra Madre, CA
Realtor.com

Exterior
Realtor.com

Great room
Realtor.com

Kitchen
Realtor.com

One of the bathrooms
Realtor.com

Sunroom
Realtor.com

Deck and pergola with wisteria
Realtor.com

Pool and BBQ area
Realtor.com

Balcony with vine view
Realtor.com

Over the past decade, a renovation of the 4,000-square-foot home meant reviving outdoor entertaining areas, including a pool, spa, decking, BBQ area, and pergola.

An 800-square-foot addition created an entry hall and a sunroom with a balcony that features bifold glass doors.

“It took the home in a more sophisticated, contemporary direction,” says Seager.

Besides the world-record vine, another prime selling point is the property’s outlook.

“You can see the Sierra Madre Mountains and downtown L.A.,” says Seager.

Part of the home’s allure also lies in its location. It’s about 40 minutes from downtown Los Angeles and 10 minutes east of Pasadena. Families love the small-town community.

“Sierra Madre has an excellent public school system,” says Seager. “It feels like you’re stepping out of the hustle and bustle of L.A. It has that ‘Mayberry’ vibe.”

The agent added she’s seen buyers make their way east into the San Gabriel Valley in search of those family-friendly vibes and cheaper prices.

“We’ve seen a lot of influx from the West Side,” she says. “A house like this in the Hollywood Hills would be $7 million or $8 million.”

The post $2.4M Can Buy You the SoCal Home With the ‘World’s Largest Blossoming Plant’ appeared first on Real Estate News & Insights | realtor.com®.

These rustic residences are eminently livable and excellently named—a portmanteau of the words barn and condominium. And they’ve become red-hot properties on the market.

The hybrid housing concept offers both form and function and continues to prove popular with home shoppers. They’ve also spread beyond their Lone Star State origins, as evident in all the tempting listings on Realtor.com®.

Flexible floor plans combine living quarters with a barn or workshop, making them an ideal live/work space. They’re also usually set on multiple acres, which makes them perfect for country living.

We scoped out barndominium listings from coast to coast and found five up for sale with stylish interiors and stunning surroundings. Have a look!

13630 E. FM 1097 Rd, Willis, TX

Price: $649,900
Brand-new barndominium: Reclaimed wood details on the exterior? Check. Open-concept living space? Double check. We simply love this modern farmhouse-style inspired residence—inside and out.

Never lived in, this custom home offers covered porches, two bedrooms, and an upscale kitchen with stainless-steel appliances, granite counters, and a large island.

In addition, the 10 acre-parcel includes another shop with a bathroom and mini kitchen. Feel free to bring your RV too, since there’s a hookup for a camper as well.

Willis, TX
Realtor.com

5565 S. 281st East Ave, Broken Arrow, OK

Price: $699,900
Luxe barndo: This high-end, brand-new barndominium offers chic interiors, two floors, a shop, and five bedrooms. The nearly 4,000-square-foot living space also features an open floor plan, game room, and 20-foot ceilings.

Set on 2.5 acres, it’s surrounded by a wooded view and circular driveway. The land also includes an additional shop with upstairs storage, foam insulation, and 10-foot doors.

Pool parties could be a welcome summertime option. The listing notes that there’s still time to install a pool here prior to closing, if a buyer wants to dive in.

Broken Arrow, OK
Realtor.com

1559 Cottonwood St, Sublette, KS

Price: $369,000
DIY barndo: While the majority of this roomy place is done, the basement here awaits a buyer’s whims.

Right now, the barn features four bedrooms on 2,144 square feet, with a modern kitchen and dining area, plus a large living room.

But the basement is a true wild card. All of the regions posted declines in activity compared with 12 months ago levels.

Big picture: In general, economists think 2022 will be a tough year for housing. They didn’t expect the wheels to start shaking on the sector so early in the year.

The Federal Reserve’s sharp pivot towards a steady pace of interest rate hikes, higher inflation, and continuing lack of supply seem to be causing investors to pull back.

On the other hand, existing home sales surprised to the upside this month.

Looking ahead: “The clear signal from today’s report is that February is likely to see a substantially slower sales rate for existing homes than the 6.5 million unit pace reported for January,” said Josh Shapiro, chief U.S. economist at MFR Inc.

Market reaction: Stocks were higher Friday on hopes that Russia might agree to talks that could end its invasion of Ukraine.

The post U.S. Pending Home Sales Slump for Third Straight Month in January appeared first on Real Estate News & Insights | realtor.com®.

It’s available for $5,795,000 and being sold in as is condition.

The “Live with Kelly and Ryan” co-star purchased the midcentury modern property in 2012 for $3 million.

It was initially listed in November 2021 for $6,195,000, but the price has been slashed by $400,000. Even at the lower price, a buyer should be willing to put in some work.

Built in 1957, the residence is marketed as an “incredible opportunity to remodel or rebuild and create spectacular value/upside.”

Set on 1 acre at the end of a cul-de-sac, the serene space is entered through a private courtyard.

The three-story abode contains a large living room, gourmet kitchen, family room, owner’s suite, and four more bedrooms.

Scenic surroundings offer views that span Los Angeles. Outdoor features include a pool, deck, and terrace.

Living room in Beverly Hills, CA
Realtor.com

Kitchen
Realtor.com

Bedroom
Realtor.com

Deck with views
Realtor.com

Seacrest’s more luxurious 90210 home

Seacrest is also still attempting to sell his massive compound about a half-mile down the road.

The media mogul purchased that storied estate in 2012 for $36.5 million from his fellow talk show host Ellen DeGeneres. During her tenure, she expanded by adding adjacent properties over the years.

The single-story main residence was originally built by the noted architects Buff & Hensman in the 1960s for the actor Laurence Harvey, according to a 2011 feature in Architectural Digest.

Ryan Seacrest’s Beverly Hills compound
Realtor.com

DeGeneres and her wife, Portia De Rossi, picked up the place in 2007 for $29 million. After their renovation, the serial home flippers then placed the expanded spread on the market in 2011 for an aspirational $60 million. They eventually sold it to Seacrest for the lower amount.

After nearly a decade with Seacrest as its owner, the spread returned to the market in November 2020 for $85 million.

The offering features seven bedrooms and 10 bathrooms on 3 acres, encompassing a 9,000-square-foot four-bedroom main house, two guesthouses, and a pool and poolhouse, with a separate fitness facility and underground garage.

In August 2021, the price was chopped to $74.5 million. It now sits at an even more discounted $69,950,000.

Meanwhile, the busy media personality seems to be spending more time on the East Coast. He’s reportedly renting a New York City townhouse for his Manhattan-based day job. During the pandemic, the spacious residence served as his at-home studio.

In addition to co-hosting “Live with Kelly and Ryan” since 2017, Seacrest also hosts “American Idol” and the radio show “On Air with Ryan Seacrest.”

Kurt Rappaport with Westside Estate Agency holds both Beverly Hills listings.

The post Ryan Seacrest Selling His Smaller Beverly Hills Home for $5.8M appeared first on Real Estate News & Insights | realtor.com®.
